House Rules

Complying with these House Rules at the property is a requirement of the Holiday Rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.

  1. GENERAL REQUIREMENTS

    1. All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Housekeeper Linsey Summerfield-Hyde during their stay; and

    2. Guests must notify the Housekeeper of any changes to their numbers, disputes or complaints from neighbours as soon as possible.

    3. This property is suitable for children of any age.

    4. A security deposit is required and will be refunded after check out.

  2. NOISE REQUIREMENTS

    1. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighbourhood.

    2. Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night time hours (11pm – 8am), and upon arrival and departure.

    3. Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the security deposit.

  3. VISITORS

    1. Guests are allowed a maximum of 10 (ten) Visitors at any time during their stay.

    2. Guests are responsible for ensuring maximum visitor numbers are not exceeded and that Visitors comply with these House Rules.

    3. Any additional overnight Visitors must be approved in advance during the booking process and may be subject to an additional fee.

  4. FUNCTIONS

    1. Parties including ‘Hen’ and ‘Stag’ parties are strictly prohibited without prior permission.

    2. Any small gathering must comply with other rules set regarding noise, and visitor numbers.

  5. PARKING

    1. Parking is permitted in the gravel area outside the back entrance.

    2. Guests and any Visitors are to comply with parking regulations and show consideration to neighbours and other vehicles when driving around the property. Please enter the property through the gate closer to the roundabout, and leave through the other gate. Follow signs to ‘Main House’ on arrival.

  6. RUBBISH AND RECYCLING

    1. Guests and their Visitors are to dispose of rubbish and recycling in the allocated rubbish bins, and excess rubbish must not be left in public or common areas.

    2. There are clear instructions within the house on the rubbish bins. All rubbish from the bedrooms, around the house and kitchen must be taken to the outside bins before checking out. The outside bins are located off the car park, beside the Coach House.

  7. SECURITY

    1. Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

    2. Guests are kindly requested to switch off lights,fans, electronics such as televisions when not in use to promote energy saving.

  8. SMOKING

    1. Smoking is not permitted inside the House.

    2. Cigarette ends must be disposed of properly (i.e. in ashtrays) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

  9. PETS

    1. Pets are permitted at the Rental as long as they receive prior authorisation, and are subject to a small additional cost.

    2. Dogs are not to go upstairs, or on any of the furniture. Any traces of dog hair on the carpets, rugs or floors should be hoovered. Dogs need to be kept on leads at all times outside due to the presence of horses and sheep.

  10. CHECK-IN ARRANGEMENTS

    1. Guests will be welcomed into the property by the Housekeeper & shown where the keys are kept. Do not remove keys from the house. Guests will be given the code to the Key Safe to use during their stay. The house keys must be kept by the two main entrances at all times, in case of an emergency, ie fire.

  11. CHECK-OUT ARRANGEMENTS

    1. Before checking out, all rubbish from the house, including the bedrooms must be removed to the outside bins, off the car park, beside the Coach House. The house must be left as it was found:

      1. Leave bathrooms & toilets hygienic

      2. Clear all rubbish

      3. Turn off all lights & shut all windows

      4. Load and turn on dishwasher

      5. Wash up

      6. Do not leave any food or drink behind

      7. Leave furniture from house & garden in its original place

      8. Lock front door & exit from the back door

      9. Inform the Housekeeper that you have left

  13. COMPLIANCE

    1. Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

    2. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.

  14. DAMAGES AND BREAKAGES

    1. All damages and breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit.

    2. To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement.

    3. No towels or bathrobes are to be removed from the property. Do not wipe makeup or fake tan on the towels, makeup pads are provided in the bathrooms.
